While we do have ‘standard’ designs in terms of floor plans and elevations, we generally look at your project as a whole, and see what’s the best outcome for how you live your lives, the site and how to either ‘blend in’ with the current home or provide a contemporary ‘look at me!’ design that sits comfortably against the backdrop of your existing home.

Our ‘designs’ fall into one of three categories:

  1. One & Two-Bedroom Granny Flats
  2. Above-Garage Granny (Fonzy) Flats
  3. Existing Garage Conversions

What’s included

Get ready for what’s included…we think you’ll be impressed!

We use timber framing rather than steel or brick in the construction, due to the environmental and energy efficiency benefits. Structurally it lends itself to a solid construction and we include plywood infill panels for fixing pictures, TV etc to the walls. However, we can quote on steel or traditional brick construction if you prefer.

  • Realistic allowance for average site works;
  • 25mts of ‘run-ins’ for power and water connections;
  • Fully termite treated, sustainably sourced, timber-framed construction (Internal wall linings to the Garage Conversions in timber);
  • Colourbond roof sheeting, gutters and downpipes (Not required for Garage Conversions); 
  • Internal walls and ceiling lined with 10mm plasterboard and R4.0 insulation;
  • External cladding (composite eco-friendly and low maintenance) – options include: weatherboard style boards, vertical-lined panels composite, flush panelling for a texture coat (render-look) finish;
  • Instantaneous electric hot water system;
  • Full-height tiling in the bathroom;
  • Stone benchtops to the kitchenette and bathroom vanity;
  • High quality sanitary-ware, fixtures and fittings;
  • Frameless glass shower screen;
  • 10mm set-down into the shower (no hob);
  • Negative detail ‘cornice’ to the ceilings (unless a raked ceiling);
  • Ceiling fans in the bedrooms / living room;`
  • Garage conversions: Burnished concrete slab as standard but can be tiled, carpeted or have engineered or laminate flooring throughout (selection will vary the cost);`
  • Full internal and external painting with Dulux or equivalent paint.

*These areas will require a site visit to quote accurately and may be subject to change, but we provide you with a transparent quote from our subcontractors showing the actual cost for these items, if different to what we’ve allowed for. However, if you have a level block, no in-ground rock, asbestos or other obstructions, reasonable access (we’re pretty good in tight spaces) and no demolition required and the granny flat is within 25 mts of existing power and water, we’ve got it covered.
