We’re not unrealistic however and accept the process, council approval processes, budgeting construction and individual expectations provide a myriad of minefields which we navigate alongside you in an open and collaborative manner.
From the outset, whether it’s an off-the-plan design or one that’s custom-designed, we provide a truly integrated service from initial consultation, site visit and pricing, through liaison with local authorities, planning, building permit, site works and finishing, all within an agreed timeframe.
Design
Personalised Plans for Perfect Homes
When it comes to changes, we work with our designer to achieve the best outcome based on our pre-existing designs, or where this may not be possible, we start with a base plan, your budget and bespoke design to suit your requirements.
We always visit the site and take into consideration all the variables that will affect the build – the current home, existing access, council guidelines and overall desired outcome.
Depending on your needs (and for some properties to comply with council restrictions, for instance), we can design to adjoin with the existing property via a small, covered walkway.
Approvals
Navigating the Red Tape
After our initial meeting, we will check all local guidelines and restrictions to ensure your project will meet all the necessary approvals.
Often individual councils have their own guidelines, which in some instances may differ from those mandated on a Federal or State level. You don’t need to worry about any of that – we take care of it all for your peace of mind and to ensure a smooth process from start to finish.
We sort the paperwork and detail the process and approximate timeframes from design approval through to building permit.
We don’t want any cost surprises either, so our prices include all of the local authority application and approval fees. We quote these individually, upfront and go through them with you so you understand the specific costs and estimated timeframes.
Budget & Transparency
Making Your Dream Affordable
From the outset we give you a ballpark estimate for your project. Salesmen don’t inhabit our world, so we want to make sure we’re all aligned with budget expectations and what those budgets cover before going any further.
All our budgets are based on a turn-key project with the cost of plans, council approvals and other consulting fees and insurances detailed separately to give you a thorough understanding of all the costs involved with the project.
Once the general concept design, or adoption of an existing design, and subsequent specifications or selections have been made, we provide you with a detailed itemised budget down to the last tile and door handle.
Our approach is often referred to as ‘Open Book’, so we are 100% transparent with the costings, our builder’s margin and the savings we make on selected fixtures and fittings which we pass on to you.

Our depth of experience benefits construction as we look at each project in isolation in terms of materials, finishes, site access, timeframes and budget and work out the most cost-effective method of building eg. on-site works, off-site modular construction or pre-formed off-site and ‘assembled’ on site.

We openly discuss costings, timeframes, design options, supplier quotes; we don’t have fixed suppliers or a limited number of options; we start with your project and lifestyle in mind and maintain your budget along the way of detailing the design, fixtures, fittings etc, so you absolutely get what you want.
Equally, we will be forthcoming if we think the budget is unrealistic and explain the general cost expectations at an early stage, so there are no shocks when the specific costs come in.
We have a number of ‘preferred’ suppliers which ensure we get particularly good discounts with and this can benefit the project but we are happy to work with other suppliers to get the best pricing possible.
Throughout the process, our focus is on the project and delivering the best outcome; it’s a journey we embark on together and value the personal and communicative approach. We only ever take on a small number of projects at any one time, so you’ll not only be in touch with the team regularly but also have one of our two dedicated supervisor s working with you from the outset to handover.
