Who am I actually contracting with?
Buying a modular home is a significant investment.
Before committing to any modular, prefabricated or container home, we believe one of the first questions you should ask is:
Who is my building contract actually with?
At Little Castles, we’ve deliberately structured our process to make the answer clear.
Little Castles designs it. Barefoot Renovations builds it.
Little Castles Small Homes manages the design and modular side of the process – working with you to develop your home, coordinate documentation, engineering and approvals, and prepare everything required to get your project ready to build.
These early stages are undertaken progressively. You’re not expected to commit the entire cost of your home upfront.
Once your project moves into construction, your building contract is directly with Barefoot Renovations – Registered Builder BC101949.
Barefoot Renovations takes responsibility for the building process, including the modular construction and subsequent installation of your home on site.
It’s a simple distinction, but we think it’s an important one.
Your money follows the build
We don’t believe you should be paying for a home months before it exists.
Once the building contract is entered into, an initial 6.5% deposit is paid, followed by progress payments aligned with the construction and production of your home.
In simple terms:
- Your home progresses. Your payments progress with it.
- This creates a much clearer relationship between what has been built and what has been paid for.
One project. Clear responsibility.
A modular home involves a number of different stages – design, engineering, approvals, fabrication, transport, cranage, site works, installation and completion.
Rather than leaving the homeowner to navigate the gap between a manufacturer and a builder, our process brings those elements together.
Little Castles provides the modular design and production expertise.
Barefoot Renovations provides the registered building responsibility.
And together, we manage the project from concept through to completion.
Transparency from day one
We want our clients to understand:
- who they are contracting with
- who the registered builder is
- who is responsible for the construction
- when payments are required
- what each payment relates to
- who coordinates installation and completion
There shouldn’t be any ambiguity around something as important as building your home.
Thinking about building modular?
Whether you ultimately build with Little Castles or somebody else, we think there is one question worth asking before you pay a significant deposit.
Who am I actually contracting with – the manufacturer, or the registered builder responsible for my home?
If the answer isn’t immediately clear, keep asking questions.
At Little Castles, we’re happy to explain exactly how our process works.
